The Spring market continued to gain more traction in April 2013 and St. Thomas had another great month, with 76 sales, up 28.8% as compared to the 59 sales in April 2012. Year to date sales are also up a healthy 17.9% at 217. Listings in St Thomas were also up 2.4% over April 2012 however inventory, or the number of active listings year to date, is down 1.8% at 435. The average price for a home in the city year to date stands at a very affordable $185,839 up from $184,289 in 2012.
London’s activity was slightly lower with 720 detached homes exchanging hands last month, an increase of only four units over last April, and 144 condos, down by twenty units and overall sales were down 1.8% from April 2012. The number of new listings taken last month surged 18.1% and active listings end of period was also slightly up.
The average price of a detached home in the whole of the London St Thomas jurisdiction year to date since December 31, 2012 stands at $260,719, up 2.5%.
